Your home purchase is a major investment. Knowing that the investment is in good shape can help calm some of the anxiousness around this large expense. 

Realistic Expectations

A good-looking house can lead home buyers to assume that “everything is okay.” However, big-ticket repairs can be difficult to see. Leonard will help uncover those items and help you prioritize the things that need attention.

Negotiate Repairs

Discovering what, if anything, needs to be repaired or replaced is an important part of of the option period. And finding out quickly can help you negotiate those repairs so that the seller has time to take care of them before closing.

Or, if you are a DIY’er, you can always negotiate the price of the home instead of asking for repairs. Leonard will provide a detailed report that you can use to determine what it will cost you to make the repairs yourself.

What Does An Inspection Cover?

Roof

Wind and hail take a toll on the roofs in our area. Leonard will take an up-close look at your roof and let you know if you need to contact your insurance agent to ensure that the roof is insurable. His thorough check of the roof includes structural aspects like the decking, joists, and purlins.

Plumbing

From low water pressure to leaks under cabinets and around toilets, Leonard will perform a thorough inspection of the plumbing system. This includes drain speed, functional flow rates in all fixtures and multiple simultaneous fixtures, and an overall pressure test.

Heating & Cooling

Your heating, ventilation, and air conditioning (HVAC) unit sits at the heart of your home’s comfort. Ensuring proper temperature differentials as well as an overall inspection of the maintenance of the HVAC system will go a long way to ensuring cool summers and warm winters indoors. 

ELECTRICAL

Service panels, branch circuits, and fixtures, oh my! Adequate and safe distribution of electricity in your home is a must for home buyers who want to ensure the safe use of their high-value electronics. Every accessible socket, switch, and fixture will be thoroughly checked.

Structural

Home is where the heart is and it’s also where the foundation is stable, the walls are secure, and the doors swing to and fro. Leonard’s inspection of your home includes a close examination of all the structural components.

Appliances

Around the kitchen, a well-calibrated oven, a dishwasher that cleans, and a garbage disposal that … disposes … are welcome features of a new home. Other appliances are also highlighted during the inspection process.

Gas System

In homes with natural gas or propane, your report includes a comprehensive inspection of the gas distribution system as well as each gas-powered appliance. 

Irrigation

Though not present in every home, for those that feature a sprinkler/irrigation system, the inspection ensures that the system operates and that you aren’t in for any surprise gushers or dry, brown patches when watering season begins.
